The total "Northern Virginia Inventory" represents the combined housing inventory (listed on the MLS) of Alexandria City, Arlington County, Fairfax City, Fairfax County, Falls Church City, Loudoun County, Manassas City, Manassas Park City, and Prince William County. These numbers are extrapolated from Virgina MLS.

Well not exactly the STAMPEDE Spider told us we would see in Jan, but at least the "down down down" trend of 2009 doesnt look to be repeating.
In fact, it looks like we are starting to see a bit of a spring bounce, especially in the last few weeks.

Its a good thing too as I was getting ready to back of my prediction inventory peak of 10,000 (+/- 20%) for 2010 as inventory was looking flat at best. Now, with this moderate spring bounce, my prediction isnt looking completly absurd anymore.
Yeah agree, not the stampede, but it does look like inventory is continuing to tick up. I imagine this trend will continue as the 8k buyers are all but gone and we continue to get a slow trickle of shaddow inventory mixed in with the usual inventory.

I doubt the 8k has any effect on the market people here are looking at.
Since no one else has pointed out the obvious, I will. The close in inventory bears a much closer relationship to the peak inv, and is much farther from trough inventory, than for farther out areas.
