Yet the spreads are keeping mortgage rates higher than they otherwise would be. At the 10 yr Treasury's previous low in 2003, one could get a 30 year fixed mortgage at 4.75% with no money down; now one would be lucky to get 5.75% with a 20% down payment.

I've seen equations giving the expected value of a freddie mac 30yr mortgage based on the current 10 yr treasury yield. Basically it approximates to 1.9% higher, meaning typically mortgages would be 5% with the 10 yr treasury at 3.1%. At 6.25% it is WAY out of whack.
