A Decade of July Sales

Standout from July: Prince William County YOY sales up 95%, (Median Price down 39%);

Standout from June: Prince William County YOY sales up 82%, (Median Price down 34%).

Perhaps notable:

The MRIS revised a lot of the July 2007 numbers (number sold and median price) upward (just slightly). So not all the July 2007 sales on this blog in last year's post will match up with the July 2007 sales on the posting today.

Also, my % # sales and median price change numbers are going to be different from the MRIS statistics for years 2007 and prior, because I adjust for all their revisions and they don't.

This is fairly minute detail, but I thought I'd mention it. This is one of the worst months I've seen for prior year revisions.

Yes! Fairfax County median price July 2008: $379.950,
July 2004: $397,000

(Arlington's still between 2005 and 2004. Losers! Race you to the bottom! Last one there's a rotten egg!)

Sorry, I'm getting a little juvenile, because I seriously think price sanity will be reached for the bottom two rungs of the housing ladder in the area I'm looking by January. And the prices coming down everywhere else will help keep it down until we're ready financially to buy.

cara, PWC is just under 2003 right now, which is confirmed by numerous individual transactions I have tracked myself. So we are leading the pack, I think!
