Sold my house at market peak and have been renting for 2 years. I live in Warrenton and love it here. I am looking for a house or building lot either right in town or just outside (just north or west of town)I can't find anything to buy. "Unique" country properties or in-town houses are still very overpriced (non-McMansion subdivsion properties), that is. I know everything listed on the MLS. It's amazing that in this market I can't find anything I like.

Do you think the prices are higher than equivalent properties in PW County? I see that to some extent. But bank-owned stuff goes pretty fast for much lower prices.

Example of a recent auction:

4BR 3BA 2828sf+\- single-family. Gorgeous custom home, Colonial style with wrap-around porch. Wine cellar, 4-stall barn, fenced pastures and more. In the past has been an equestrian property and has a bluestone riding ring. Built 1986. Approx 10.97ac lot. Taxes approx $3698 ('07)Bears Den subdivision.

Prior Sale: $650K on 1/28/2005. Before that (I don't know when) it had been listed for $830K.

Yes, I think properties here are higher than PW county overall. But I also think this is a superior place to live. There are great deals to be had in the national homebuilder subdivisions here like everywhere else

bay400 - wow you timed the market just right. Was it by chance or have knowledge? Good luck finding something - we've had the same problem. I think what is out there sitting are the hard to sell properties & the overpriced.
