Neighborhood case study in Manassas:

Tree-lined streets, cozy houses (4BR/2.5BA, 2300sqft) that initially sold in the $100Ks late 80s-early 90s, mile from the VRE/Old Town.

What is also amazing is the sales rate normalized to the peak:
2000 33%
2001 50%
2002 83%
2003 50%
2004 83%
2005 100%
2006 0%
2007 17%
2008 17% (so far at ~40% of peak prices)


So properties will sell, just at 2001 prices.

Weren't some folks saying just the other day that the big declines in outlying counties such as Prince William wouldn't start spreading inward. Looks like that is happening as we speak. Arlington is next.
