10127 must be a new listing today -- I only found it at HomesDatabase.com. It looks like it's now the cheapest house on the street.

I've also noticed price drops are getting more dramatic, even though the spring season has only just started. Here's one for a six bedroom house built in 2006:

This other house dropped from $599,000 to $549,000, after being for sale for more than two years and starting at $699,000. Strange thing is that the price change also brought a "new listing" label. I have seen that more and more, as well--getting a "new listing" designation when it isn't actually new:

Looks like the owners moved to a new house in a new neighborhood in spring 2006, but have not been able to sell their first house, and their new house is now worth more than $100K less than what they paid for it.

I've seen a handful of $100K drops this past week, but I forget which properties they were...

I've been watching closely my small target area of Fairfax County near the W. Falls Church metro. It's inside the beltway, close to the metro station and the zone for a top notch elementary school.

Several houses that I've been watching since the summer and/or fall have come down significantly from listing prices. For example:

-- House I saw listed in October for $575K sold for $560K in November (3br 2ba)
-- House listing in October for $525K sold for $490K in Dec (4 br 2ba)
-- House listing in October for $535K reduced now to $479K and still on market.(5bd 1 ba)
-- House listing in September for $649K sold for $585K (5bdrm 3ba)
-- House listing in October for $667K reduced to $632K and still on market. (4bd 3ba)
-- House listing in Oct for $499K sold in December for 454K.


We probably won't buy for another year, but it shows that prices in desirable close-in metro/school areas are also declining, albeit not by as much as more distant suburbs.

It's actually Manassas Park, looking at the map. This hideously overbuilt McMansion is listed for $780,900 while its neighbor at 8107 Maplewood sold for $253,600 last year.
A house 2 blocks away is currently for sale at $219,000.

#8105/McMansion = 4,939 sq ft
#8107/Neighbor = 890 sq ft

Jill,

a truly hideous house. When I look at most (not all) of the newer types I see (1) bad taste and (2) mountains of debt. These houses are built to impress, but it's only a facade.

I like to ride bicycles. Once upon a time manufacturers (Serotta, Pinarello, Colnago, De Rosa, etc.) relied upon understated elegance and made beautiful cycles. Now, their flagship models all look like cast-offs from a space program.

It's the same with houses. Understated elegance wins in my book every time. The smaller houses on either side of of the castle-wanna-be are probably more comfortable to live in.

This reminds me of the conventional wisdom that seems to have been forgotten in this age of McMansions: buy the cheapest house in the most expensive neighborhood you can afford.

Seriously, who wants to buy the most expensive thing in the cheapest neighborhood?
