Seems to be a real blood bath in Herndon, which isnt surprising.

It is only a matter of time before that Herndon effect spreads to Reston, Great Falls, Vienna and Arlington.
Within the last week, I saw a lot of REO/Short sale properties in Fairfax/Annandale that remained unsold for 3--4 months reducing list prices even more.
I doubt it will be as drastic.
Herndon is a place that offers very little to prospective home owners now. Its overbuilt residentially but still has plenty of land, plenty of rentals, and plenty of traffic. The main highway costs money to drive on.
Arlington offers ease of commute to DC, Vienna has the metro, Reston has the Town Center, and Great Falls has beauty.
What does Herndon have? Little Mexico and crime!
When we lived in Reston, our restaurants of choice were in Herndon for Pho and for the Tortilla Factory.
Then we'd scurry home before dark.

Agreed that it won't be as drastic. But the bubble was everywhere and the market works by comparison and psychology--drastic price drops in the neighboring area for similar houses is bound to affect prices in Reston and so on.
