Does that mean the definition of "close in" just shrunk again?

Because it wasn't that long ago that the "close in" areas immune to price drops were defined as anything inside the beltway...

1501 GEORGE MASON DR #22, the first place listed, is 2 miles from Arlington Cemetery and 6 miles from the White House. That qualifies as close in. Although it's not on a metro stop that area has good bus service.

Several of the places are near 4 Mile Run, which is a regional drainage canal and was a flood area but in many places has been landscaped into a park like setting.

I do believe it has. It's amazing how that works.

I was talking to a friend of mine who bought a home in North Arlington a couple of years ago, and he has convinced himself that there is no other home like his in the immediate area, so none of the current price stats apply.

Yeah, he's in denial.

it's good to see lots of SFHs going for ~300k in Arlington. and these all sit geographically between the uber-yuppy Orange Line and Shirlington area so it's not that bad.

i surf RedFin a lot and if you set your search to $250-450k house, then you'll see a literal belt of houses ringing the aforementioned "nice" areas. after checking out many of their sales histories, it reminds me of the bermuda triangle except for mortgage fraud.

A lot of old houses (i.e, old kitchen, no master BA) went for $800K in 2005 that won't see for anything near that today (3718 4th St N. notwithstanding).

The Piedmont street house was bought for 796K in June 2005. The assessment actually went up in 2007. I wonder if there was some work done on the house. It looks like it is bank owned. Based on the 3718 and 503 Nelson sales, they should get 850K easily.

The one to watch is is 514 N. Nelson. If they get their price, I'd be mighty surprised.

I agree about 514 Nelson. It is tiny. Though better than 550K for a similarly sized condo I think.

533 Piedmont is starting to edge into the questionable areas of AH, i.e. Buckingham.

Note the very expensive house on Harvard street in LV went for above 05 prices in like 3 weeks.

1609 ROOSEVELT ST N, ARLINGTON, VA - $449,900, under a half million, probably in original tattered condition. I'm guessing avocado appliances and orange shag carpets. Tiny, about 2/3rd the size of my place but on a good sized lot close-in location. I'm not too happy about that busy road.

1460 LANCASTER ST N, ARLINGTON, VA - $539,888. Just over a half mill but they did a low cost dress up. I see $29 Home Depot light fixtures. Metro is walkable.


2122 GEORGE MASON DR $479,000 Under a half mill, nice sized lot, convenient location but it's so plain jane looking and I'm not sure about having all that traffic.

4718 1ST ST N $545,000 Can be expanded in the future.Good location and nice to have all that parkland nearby.
