The first one has in their remarks: "The "F" word. We didn't want to say it but it's almost here. Foreclosure."
So this is a short sale. Probably not a real price.

This is bank owned. And the Realtor commission is 6%!!
15013 ALABAMA AVE
This is a Short Sale. Again, the banks tend to say NO to these.
Maybe I'll look into some older posts of yours to see what % really close at that price.

I am shocked that it sold for $705k, who in their right mind would think that this yard so small almost a town-home was worth $705k! To be honest I think this place probably needs another $100k haircut on the current price, to be a reasonable price. I presonally I would not buy such a place, if you are going to put up with the ordeal of commuting that far out, a home had better have a yard, to make it worth while.
