Looks like Woodbridge has fallen back to 2004 pricing. Will the interest rate cut stop the losses?
I think the further out you are, the longer the depreciation will continue myself.
Arlington/Alexandria will likely fall until mid next year ( to 2004 values ) , Fairfax the year after ( to 2003 values ). The correction could continue for another year or two further than that ( to 2001 values ) for people that are further out.
I got 2 emails from my mortgage writer. He is very happy. He is probably hoping to make some money. But, I did not buy when rates were low and prices high. We will see in December. Here are his messages...
"The central bank cut its key federal funds rate from 5.25% to 4.75%. It also cut the discount rate from 5.75% to 5.25%. The two cuts were larger than most Fed watchers had expected; they'd seen the federal funds rate moving only to 5%.
"The tightening of credit conditions has the potential to intensify the housing correction and to restrain economic growth more generally," the Fed's statement on its decision said. "Today’s action is intended to help forestall some of the adverse effects on the broader economy that might otherwise arise from the disruptions in financial markets and to promote moderate growth over time."
It's kind of funny to note - that when I started lending in the mortgage business - rates were at 18% - somethin to think about.
Not all types of interest rates move in lock step with the Federal Reserve Board, which influences short-term rates by changing the federal funds rate. Mortgage rates, which are long-term debt, are more aligned to moves in the long-term bond market and are less affected by changes in Fed policy. Other products, such as credit cards, have built-in delays before they reflect Fed actions.
The Fed cut rates 13 times in response to the recession, dot-Com collapses and terror attacks. With the economy strengthening, the Fed began raising rates in June 2004 and paused in August 2006.

All rates beyond 2 years have jumped. Bernanke has in effect bailed out subprime buyers at the expense of prime buyers (and prime sellers, for that matter).
