My guess is the owner is trying to sell at a break even price but I suspect that will be difficult.

Merv's Real Estate Guide shows the Fairfax county inventory as 9.1 months. Do you know if it ever reached that level last year? I don't recall it.

No, and I checked regularly throughout the last year.
October 1 marked the turn of the month (and the quarter) with a typical decrease in inventory from expired listings. I wonder if the ratios won't be quite as drastic in the coming week -- perhaps they were pulled before those listings expired.
