LOL, 2.1M for a bungalow! That owner is smoking crack. Even in Arlington that thing is worth maybe 600k.
I've been in one of those 4 level Mickey Simpson houses. They are huge and have sick great rooms. I think one sold for $1.8 million in 2004 or 2005 on the street behind the gas stations at Pershing and Washington.
510 and 512 Nelson both sold this summer for over $1.4 million. This is a bigger house with better location. But this proposed house (not built yet) is a good example why medians are going up in an otherwise slumping market. $2.1M seems high, but I bet the builder gets at least $1.8M.
I meant 510 and 512 N. Monroe.
But 510 N. Nelson just went up for sale. It was purchased for $505,000 in 2003. I wonder what they are asking. Hopefully they learned from their neighbor at 503.
I need to check my house numbers better.
514 N. Nelson is FSBO for $739,900.
The house was inherited so there is no sales history. It's pretty small. It's listed on Continental Real Estate.

It "looks" like less than $2.1M but the square footage is 5500. That's more than 4 times my SFH if you don't include my basement which is half garage.
And as Bill says, these new places offer advantages over older.
There's a build-for-you for sale on Russell Road in Alexandria. The suggested price is up there too.
