The outer parts of Fairfax County are getting hit almost as hard as PWC.

A few months ago, I drove out there. Man, is that ever a grueling drive.
This was against rush hour traffic both ways.
The crazy part was coming back. Inbound in the evening from Reston, the tollroad to I66. It took over an hour to go 25 miles.
Apparently there are people who drive that with traffic.
I gotta admit that there are interesting suburban-cowgirl pick-up joints in Fairfax. I had a business meeting and the crowd was workin' a different kind of deal.

Thankfully we only have to make the grueling drive east of Prince William County twice a year. Out here in the "sticks" I don't have to deal with waiting at *any* traffic lights. Now *that's* my idea of livin'. ;-)
The only things we have to be careful about not "picking up" are deer on the front grill.

I will agree with you that any drive through Fairfax County can be grueling if you do it between, say, 5:30 a.m. and 10:00 p.m.
But your comments fail to appreciate the effect that tumbling prices will have on prices where all the self-important cool people live and pay 2X in income taxes. Those must be some financially savvy hipsters. Thankfully they can't vote.
My point is that buyers at the margin may trade a 5-10 addition to their commute to save 100K. That puts pressure from the outside in as prices reduce at the margins. But it takes time. It is hard to say how far it will creep in.
It is clearly spilling inside the beltway (my place in Falls Church has depreciated about 11%, based upon recent comps, and my tax bill went down this year). I have always intended to buy in Arlington, but the value I am finding in Fairfax is eclipsing anything in South Arlington and holding its own vis a vis North Arlington.

They are. Their business is in Washington. The reason they're in Fairfax is that the CEO lives in hunt country. His commute may be 20 miles to Reston but the employees drive to the city to conduct business.
There are exceptions, Sallie Mae, MCI before it went bankrupt, AOL, etc. The others live off Washington and should be on K-Street or Crystal City at least.
The other problem with the boonies is that, and don't take this wrong, it's a cultural backwater. If you don't like line dancing, what is there?

If you're going to live way out there, work for an employer who is not Fed-Gov related, why not live in Texas or Iowa?
Housing is even cheaper there and there are more cows.
This is the Federal City. The work is related to the Feds. A company and its employees are pretending if they think they made a smart choice by moving outside the beltway.

Most hayseeds are really quite delighted that you are of that opinion, because it keeps the prices lower out yonder. :-)
To answer the question, probably because they have families and don't have time to hobnob anyway. And on weekends, they can get a sitter and drive less than an hour to the Kennedy Center.

That's a very interesting point about the value in Fairfax vs. Arlington. The reverse seems to be happening in the really outlying exurbs where we live and work. Prices increased like a rocket at the end of the bubble out here, and many sellers are asking what are now Fairfax County prices in Northern Culpeper County. The value is definitely not here, which is why very little is selling.

I've heard pals from the boonies griping about the Dulles Toll Road, 267, I66 on weekends.
They cite the bucolic beauty, the trees, meadows of their area compared to the diesel clash-bang of the city.
I tell them, they are nuts.
Take an evening stroll in Urban Alexandria, Del Ray, Beverly Hills, which is very picturesque. Follow that with bike ride on 4 mile run or along the Potomac.
Bill mentioned Clarendon. That is a 2 block wide corridor that looks like Manhattan but walk a couple blocks off the strip and you are in suburbia, large trees, beautiful homes with front yards. Best of the best.
No kidding, there are deer, fox, racoons, possum, in Arlington and Alexandria. No bear sightings though.
