Hey Harriet,
Have you considered adjusting for the commissions? Some of these units you have as +3%... and that is the "asking" price.

Some readers might look at it and say "Wow, Arlington is holding it's own." But after Realtor commissions and lower offers, they plunge deep into the negative.

Maybe I missed it, but do you look at ACTUAL solds? If you want that MLS data (we get access faster than the county records), let me know, I can pull it for you.
