Thanks for the great info Harriet - now for the update on your house you are in ie. the "Tactic" you got in the mailbox....did the Owners bite or do you know?
I heard a story from some pals the other day. Their Neighbors next door had a house on the Market for more than 1 year. FINALLY got a contract & 1 Month later (after they moved into nearby apartment!) Buyers didn't show at closing! Buyer's Agent won't even return their Agents call. And yes, this happened in Loudoun Co.

I fear we'll hear more tales like this in the future - either Buyers won't get their loans or will walk away for fear of buying in the falling knife market!

We had 2 contracts fall through and 1 not show up at closing as well, then not be able to get financed.

We're still just sitting here on the market. (There was one "viewing" in the last three weeks -- that's our morbid term for "showing"). I'm assuming the owners didn't think much of the "rent-to-own" option letter.

I've had a chance to view a few short sales and foreclosures. One was listed for 31% off its sales price in 2005 (when it was brand new). Some sales prices are getting low enough to make sense over renting in the lower-end price ranges, if you're looking for a townhouse. And these houses aren't "distressed" at all, except in price. They are in like-new condition.

That's a shocking story about the poor sellers in Loudoun. How frustrating for them.

Help me out - how are you viewing the short sales/foreclosures? With a RE agent? I hear that the REO properties are not very negotiable (yet!) At least thats dealing with the Banks - Countrywide et al...
Oh - duh - you are talking about rent-vs-own for TOWNHOUSES, not SFH.
DUH - sorry!
Hopefully soon you will make the same statement about SFH too!
