Good finds, Harriet. So the discounted property locations in Fairfax county are getting closer and closer to DC. Especially Vienna, where even this spring some houses got multiple offers and sold within a week or two for 2005 prices.

The market 'intelligence' I get by talking to the sellers after the contract is done is that the buyers are often two-income professional couples who can afford to pay $600K for a townhouse. While that may give a sense of false comfort to sellers and realtors, the truth is that in a normal market they would be buying SFHs instead of settling on a TH-Condo without a yard.

Even if there is no credit tightening or rise in mortgage rates, successive foreclosures in an area can bring the normal market back.
