Are these listings or sales? The entry title says sales, but the prices are shown as "listed price" and "previous sales price". Either way, it's bad (good) news for the RE market around here beacuse if people are listing prices down 10-25% already it shows more willingness than I've seen for the listings on my daily drive.
These are listings that are currently active.
I'm not a real estate agent, and don't have direct access to the MLS. I think if I did, I could probably pull up actual same-house sales data in a reasonable amount of time.
I wish I had a better idea for what to title these entries, as "same-house sales" isn't quite right. Perhaps "same-house listings vs. prior sales" or something would be closer.
Many of these listings have been lingering on the market for a while, so I think it's reasonable to assume that the list price won't be bid up. Although on occasion an agent will give a new listing "drama pricing" to get a bidding war started. It will be interesting when that happens and the price sticks.
