As of today I'll start listing just the foreclosures by Northern Virginia counties that are considered "active" at www.foreclosure.com. When we compare numbers in the future, these will be more accurate than the numbers foreclosure.com puts out as "foreclosures," when many of those are listed as "inactive". A number of these "active" listings can be found on the MLS if they're being sold by the institutions holding the mortgages.

What is the tipping point number? Obviously it's going up 200 per week - which is amazing. I don't want to sound alarmist but with more ARM resets it's likely to continue to get worse, possibly at a slower rate but worse. At what point does this number cause trouble?

That would be a good post topic - finding past foreclosure data to compare. I've noticed that on places like the Bubble Meter blog, the locals who think the market here is "different" like to cite Virginia's low foreclosure numbers (compared to the rest of the nation). So it's kind of interesting to keep track.
