You mentioned a fact you found "Non-representative price based on comps"... what does that mean? Sorry if it's obvious, im still just months into this whole mess.

Usually notes (at the County Government's assessment site) like this appear when a property sells for a price *under* its list price (like a distress or foreclosure sale), but this whole thing about something selling for *more* than comps is a bit surprising. I suspect that in some cases it might happen for an oddball reason that someone wanted to pay you a lot of money to get you to move, because they just had to have your property.

In some of these cases, however, a property is selling for more because everyone's in on it (agent, appraiser, loan officer), and they're lending a buyer far more than the property is worth according to comps, and then the buyer walks away from repayment and keeps the cash. It's kind of obvious in cases where a house languishes on the market with neighboring houses for say 350K, and then suddenly it's purchased for 450K.

A post below this one in this blog has a graph and a link to a Washington Post article about mortgage fraud. I expect more stories will be forthcoming as the housing bubble unravels.
