I could only hope this one is owned by Va_Investor! LOL

LOL!

I hope so, too!

I don't fully understand what's going on at the Reston Town Center with all of those condos, but there are bunches of them for sale or rent, with prices all over the place.

A few of the least expensive are being snapped up and appear to be getting contracts. I'm sure most investors can't resist a 50% off sale.

This listing is interesting. Although the list price is down 14% from the 2005 sale, it is up $53K from the 2006 sale. Looks like someone is still trying to play the flipper game. It will be interesting to see if this becomes a flip that goes flop.

George,

I think it's possible that the bank is trying to get the most they think they can out of it, as it's a foreclosure.

Jim Klinge, the realtor at www.bubbleinfo.com noticed that the banks are still asking for more than he thinks they should out in his region. He expects that at some point they'll start being more aggressive (i.e.lowering prices) to get the foreclosures off of their books.

I love the price comparisons. Here's one from the Renaissance condos (#504) in my neighborhood:

FALLS CHURCH, VA 22043
List Price: $399,900
Prior Sale: $463,200 2/21/2006
-13.7%

It was originally listed on 3/18/06 for $492,900 so it looks like a flip gone bad.

nunya,

A Flipping Frenzy indeed.

03/01/2007 $388,900
01/22/2007 $335,000 SUNTRUST MTG
01/22/2007 $392,920
02/21/2006 $463,200

Interesting. How was the $335,000 amount determined? Was the the remaining mortgage balance when Suntrust foreclosed?

nunya,

It's probably the first lienholder. Likely an 80/20 or some such thing.
